How it works
At The Loan Lab, we streamline the loan process to ensure a smooth and efficient experience. Once you’ve chosen your lender, we’ll initiate your loan file and provide instructions for you to complete payment for the property appraisal. After payment is confirmed, we’ll request any necessary documents from you. Once the appraisal is completed, it will be reviewed by the lender and, in some cases, by a third-party reviewer. With all documents submitted, your file will move to underwriting, which typically has a turnaround time of 2–4 business days. Once underwriting is cleared, the title company will schedule your closing date. Single-asset loans are designed to close within 30 days, while portfolio deals may take up to 45 days due to their complexity. From start to finish, we’re here to guide you every step of the way.
